KUALA LUMPUR: A surge in high-value subsale transactions in Kuala Lumpur has pushed the city's average house price up 52 per cent to RM1.203 million, highlighting growing activity in the luxury segment despite the market remaining largely driven by affordable and mid-market homes.

Juwai IQI co-founder and group chief executive officer Kashif Ansari said properties priced between RM750,001 and RM1 million accounted for six per cent of total subsale transactions in the first half of 2026, while homes priced above RM1 million made up 10 per cent.

"We saw a surprising concentration of high-value subsale transactions in Kuala Lumpur this quarter. Luxury buyers were exceptionally active, snapping up 50 per cent more homes worth RM4 million or above, compared with a year ago," he said.
